I guess when I reflect on my day today, its the people you help in finding a home. I take this task very seriously. Whether your going to rent or buy a home, you deserve someone that answers your questions in a prompt and timely manner. When working with a client, I help them out with any questions they might have. I help them understand the situation, because each person, each property has its own unique workings. When working with potential renters, I help them understand their situation. I work with many folks with bad credit, or losing their home from foreclosure. They have families, they have needs for housing. Despite what the news is saying, people still need housing. If you have family, you need a place to stay. If you can afford it, you either rent, or buy.

Plus, there is a growing amount of properties being listed on the MLS for rent. Those folks are going to keep their property off the selling market, but they still need someone in the house. I believe a landlord is most happy when someone good is in the property, and they are paying on time. I been a landlord in the past, I see all sides of the issue.

I have met landlords who will forgive a foreclosure. This does take some work on the prospective renter. If you are getting foreclosed on, I can suggest a few things in helping you find a great rental.

1. Clear up any other issues on your credit. Car payments are looked at mostly. Credit card debt is a good area too.

2. Long term employment. Job history has to show you can keep one.

3. Security deposit. This one is especially important. If you want a nice place, you should expect a higher security deposit.

4. Be prepared to talk to the landlord. Sometimes a small personal conversation helps in getting you that great rental with a great landlord.

Where I come in for my clients who are looking to rent, is showing them all the options out there that suit their needs. I help them understand the process, and work with them on finding out what the needs of the landlord are. I help them in negotiating the rent, working out the terms, and anything else they might need in securing a home.
